We hope you had a wonderful 4th of July weekend! Above is a photo from our 4th. We got to play Awbrey Glen's looper course with our youngest daughter and friends.
The weather is heating up in Bend along with homebuyer activity. We typically see an increase in activity in July & August and this year it is especially exciting. For a while it felt like we were bringing on more and more listings with little buyer activity! But in the past 4-6 weeks many of our listings have sold or gone pending and we are happy to be working with several buyers now!
Hesitant about buying a home? Yes, interest rates aren't as low as we are used to, but right now you have the power to negotiate like never before. Buyers are able to ask for favorable terms or take advantage of seller credits. Pending Home Sales tick up in May. Here is our take on this article from the National Association of Realtors: We’re not quite popping the champagne yet, but this latest report was definitely a welcome boost. After several slower months, we’re finally seeing signs that the market is picking up some steam. Pending home sales—when buyers and sellers agree on price and terms—are a helpful early indicator of what's ahead, usually showing trends a month or two before actual sales. While existing home sales were still down year-over-year last month, the increase in inventory and more price reductions suggest things are starting to shift. Buyers who’ve been waiting patiently may soon have more choices and stronger negotiating power.
