Mortgage Update from Beny Rabuchin at NEO Home Loans
"Quick wins from this week I thought you'd want to know about:
Deal 1: Buyer got a 2-year temp buydown. First year rate? 4.125%. Plus we covered half her closing costs.
Deal 2: Self-employed buyer declined by Wells Fargo for "no income." We got him approved using bank statements. Closed last week on a $3.1M home. Negotiated $22K in seller credits - covered all costs
Deal 3: $1.1M purchase. $35K seller credit bought the rate down 1% AND covered closing costs.
The pattern? Buyers have serious negotiation power right now.
Quick rate update: Mid-6% range for conventional 30-year. We're in a holding pattern with the government situation - once labor and inflation reports start flowing again in the next few weeks, we'll see movement."

  1. Test water pressure in EVERY faucet
  2. Open and close the windows
  3. Check cell phone service
  4. Count the electrical outlets - are there enough? Extension cords aren't decor :)
  5. Test the garage door opener and check if your cars will actually fit in the garage
  6. Walk the property line - know where it is to avoid future neighbor drama
  7. Test every lock and deadbolt - it is common to find some that don't work
