The June Update

Greetings from Mark & Brooke. It has been a busy month as we are seeing an uptick in real estate activity compared to last month. Despite mortgage rates holding steady, buyers are active. However, buyers are looking for value now more than ever and have the advantage of taking their time. Pricing is key in this market. Your home has to stand out against the competition. Our last two listings went pending in 2 days or less because they were priced right and our sellers put in the work to make them sparkle. If you are considering buying or selling a home in Central Oregon we are here to help. Call or email us! Here are some Market Trends from last month for Single Family Homes in Bend.

Renovation Projects with the highest ROI

Exterior improvements, rather than interior ones, yield the greatest return on investment (ROI), according to research from Zonda. Buyers favor homes with great curb appeal. As you’ll see in the list below, only two interior improvements – a minor kitchen remodel and a mid-range bathroom remodel – had enough of a return on investment to make their Top 10 renovations list.

  1. Garage door replacement – 194%
  2. Steel door replacement – 188%
  3. Manufactured stone veneer – 153%
  4. Grand entrance upscale – 97%
  5. Minor kitchen remodel – 96%
  6. Siding replacement | Fiber Cement – 88%
  7. Deck Addition | Wood – 83%
  8. Siding replacement | Vinyl – 80%
  9. Bathroom remodel mid-range – 74%
  10. Deck addition | Composite – 68%

There is a new waterslide in town. (in Sunriver we mean) We had the pleasure of showing homes to some of our buyer clients in Caldera Spring’s newest community: Forest Brook. The pool and recreation area called the Forest House recently opened over Memorial Day weekend and it looks amazing. Cabanas, waterslides, fitness area, ping-pong, bowling, and more. The Pickle Ball Courts will be ready soon too! Check out this Instagram reel Brooke made showing some of the Forest Brook homes and the Forest House. (far right square) She’s ready to book a staycation.
